We start with a full tear-off and inspect the decking. Chicago’s older homes often need some board replacement before anything new goes down.
Ice and water shield goes down along eaves and valleys. Winters here are rough and ice damming is a real problem, so this layer matters more than most homeowners realize.
Underlayment goes down matched to the DaVinci system requirements. Starter courses get set with precise spacing — this is where a rushed crew makes mistakes that show up later as uneven shadow lines.
Each tile or shake gets fastened using the manufacturer’s specified nailing pattern, not a generic one. That’s what keeps panels locked tight in high wind.
Flashing goes in around chimneys, skylights, and vents. These are the spots where we see leaks start most often, so they get extra attention.

That’s a real hazard, and it’s completely avoidable.
Snow guards get placed in a pattern based on roof pitch, snow load in your area, and where the roof drains, so snow releases in smaller amounts instead of one big slide. Steeper pitches in Buffalo Grove and Arlington Heights usually need tighter spacing than a more moderate slope.
Snow guard layout needs to happen during the install, while we're working with the underlayment and flashing. Not every roof needs a full DaVinci Roofscapes installation. We’ll say that straight up, because it’s true. Ripping off a sound roof to install a premium synthetic product doesn’t make sense financially or practically, and we won’t push you toward it just because it’s a nicer product.
Homes in HOA communities around Oak Brook and Naperville sometimes have architectural guidelines that specify certain shingle profiles or color palettes, and synthetic slate or shake doesn’t always meet those rules. We check this before recommending anything. If your budget points toward a solid asphalt shingle system instead, we’ll tell you that too. It’s worth pausing before committing if your roof is under 15 years old with only minor, localized damage.
